We suggest you a new way to find your home.

In dooom we want to know your personal interests and buying preferences because we do the hard work for you. We study and look for all the available properties in Spain in order to find the best buying opportunities: high standard housing, good locations and great discounts.

What makes dooom different from other portals?

Mainly for two reasons:

In our web you will find every type of house.

Our properties are mainly located in Barcelona and outskirts, Madrid and the Spanish Coast.

You will find second-hand houses and also new build homes. In some cases, you will be able to purchase your new home off-plan.

All the properties we offer are provided come owners particulars, promoters, developers, banks, but the most important thing for us is that all properties are great purchasing opportunities.

Which are the main differences between the results obtained from the searcher and the ones obtained from the housing selection?

If you use the browser, you will find out all our listed properties on our website, whereas in the housing selection, you will find the accommodations we have choose specially for you.

How do you create the housing selection?

Among all the properties we have published in our web, we select:
  • Those which best represent the most favourable buying opportunities (higher discounts).
  • Properties whose location is preferred by our partners.
  • Properties distinguished by its demand or its uniqueness.

What can I do if I'm not looking for houses in Barcelona, Madrid or the Spanish Coast?

You will find out more places if you use the browser but if you Sign up, and indicate your preferences, it will be even better for us to find the most suitable home and exclusive offers.

Will you include new properties in other cities?

Yes, step-by-step we will increase our housing selection to other cities or places according to the preferences you indicate when you register at Club dooom.

How does the browser work?

Our search engine will help you to find a wide range of properties according to the information you introduce.

We recommend searching by location (Where do you want you live?) and afterwards you can redefine your results using the screening tool on the top part.

To indicate where do you want to live, you can enter by: location, province, city....

And you can also use the housing reference, if you already know it.

How does the browser filter the information?

Once you have made your first search by location, you will be able to specify more information until you find the properties which better fit with your needs.

You can filter by:
  • Housing location.
  • Housing type (house, flat, penthouse).
  • Housing conditions (new construction or secondhand).
  • Housing size (max surface and max number of rooms).
  • Housing price (max price).

Why can't I have access to the houses that appear in a lighter colour unless I register?

Properties that appear in a lighter colour belong to a private action of our Club dooom's partners Club dooom.

If you try to see these houses, an external window it will open and you will be able to choose between two options:
  • Introduce a promotional code, which you will have previously received once you belong to the membership to whom it is addressed.
  • Log in with your Club dooom's username because our members can access every special promotion.

Visits and more housing information

What do I have to do if I want to visit a house?

If you want to visit a house, you can schedule an appointment by clicking the yellow button "Request appointment" that you will find at the bottom of every section.

You must indicate your personal information and choose the your dating preferences. We will contact you as soon as we can.

Can I see houses before I schedule an appointment?

No, if you want to visit a house you will have to click on the yellow button "Request appointment" which you will fin at the end of every section.

Do I need to request more than one visit if I want to see more than one house placed in the same building or promotion?

No, if you want to see more than one accommodation from the same building, you just have to ask for a visit at once. You can indicate the ones that you want to see in the "Comments" field.

How can I change my scheduled visit arrangement or how can I visit again the same home?

You can notify us by answering the e-mail you recieved when you requested the visit or you can contact directly with your personal agent.

Are housing taxes or IVA included in it's price?

No, all prices mentioned in our web do not include IVA or any other tax.

Does dooom's price mean that a discount has been applied?

Yes, all prices under the label "dooom's price", have got a discount applied. You can see the original price in "Previous price" and if you apply the discount, you will obtain a similar price as the "dooom's price".

Register: my zone and personal data

Is registration required?

No, you can browse and visit all our public areas without registering: our selected properties, the new and featured homes, you may use our browser and also arrange a viewing or ask for more information about any property you are interested in.

Nevertheless, on our website there are some private contents like your personal zone, Club dooom's special promotions and you will also have access to Invite and win!.

You will always be informed when registration is required.

Will I take advantage if I register?

If you register, you will have access to all the website information, including private contents from Club dooom and also to other sections such as Invite and Win.

Can I have more than one account?

Yes, you may have more than one account. Our particular condition is that you must use your real personal information but with a different e-mail address. We recommend only to use one account to avoid receiving information twice.

What kind of information do I need to log in?

To log in you will need your personal e-mail address which has to be the same as the one you used when you registered, and your password.

What is my personal zone and what will I find there?

Your personal zone is your private space inside our web and only you may have access to it. You will be able to:

  • Enter to all your information and complete and change your personal data.
  • You will be able to indicate your searching preferences so we can send you the housing information that better fits with your petition.
  • Invite your friends and win some money.
  • Customize the alerts and communications you want to receive.

How can I change my password?

You can change your password at any time by entering in "Password" inside your personal zone.

I forgot my password. How can I restore it?

If you have forgotten your password, you can change it at any time by entering the "Forgot your password?" link that you will find by the end of the Login form.

How can I change my personal data and my housing preferences?

You will be able to update your personal data at any time and also your housing preferences by entering "Edit profile" and "Preferences" that you will find in your personal zone once you have been registered.

What does dooom do with my personal information?

Your personal data (name, phone number and e-mail) will be used to contact you and offer you all services you request.

We won't share your personal information to others without your consent.

What are my housing preferences going to be used for?

We will use this information to be able to choose and select the best housing promotions which better fit with your requirements.

Remember that you can change your preferences at any time entering "Preferences" that you will find in your personal zone.

Can I define more than one housing preference?

Yes, you can define up to 3 different housing preferences by entering into your personal zone.

Can I change the e-mail address I used to log in?

Yes, you can change these details as a registered customer by entering: "Edit profile" inside your personal zone.

Remember to save changes "Safe" then, you will have to log out and then log in again in with the new e-mail you provided.

How can I reduce the number of communications I recieve?

We will try only to send you useful and interesting information for you.

That's why we recommend you to log in and make sure you have indicated your housing preferences (up to 3 profiles), so you will only recieve the specific information you want.

You can also customize the alerts you want to recieve by entering in "My alerts" that you will find in your personal zone.

How can I change the default language in the communications I recieve?

Once you have Logged in as a user, you can change your language by entering in "My alerts" which you will find in your personal zone.

How can I unsubscribe??

We don't want you to leave us, but you can cancel your account at any time.

You will find more information in our privacy policy.

To enter, modify or delete any of your personal data, you can sign in and edit your details through your personal zone.

How can I be a member of Club dooom?

To join Club dooom you only have to Sign up and fill in a least one housing preference so we can start looking for those houses which better fit with your requests.

What does Club dooom offer me?

If you join Club doom:
  • You will be informed of privileged buying opportunities: exclusive offers and special promotions with great discounts.
  • You will be able to enter or modify your housing preferences, so we can send you all relevant information according to what you are looking for.

Shall I indicate my housing preferences?

As we want to find a custom-made home for you, we have dedicated a section to let us know the housing characteristics you want. Our purpose is to find the best home for you according to your preferences.

Remember that you can fill up to 3 different housing preferences in different locations.

What is an exclusive deal or special promotion in Club dooom?

It's an specific and private action which consists in offering great housing discounts or exclusive housing prices to Club dooom members and to other collective business.

Why don't all special promotions have a discount applied?

In general, all special offers in Club dooom carry out discount.

If in any of them it's not specifically indicated, may be because we are not allowed for some reason, to publish the original sales price.

Why do I need a code to enter to the promotions?

In general, all special promotions are private. This means that some of them are addressed to Club dooom members or may be prepared exclusively for collective business groups. You will be able to distinguish them by the image that will appear on the right.

If you are a member of the company or business shown in the promotion, you should have recieved a promotional code. If you don't have the promotional code, you can enter by logging in as a Club dooom member.

What can I do if I don't want to miss out any of the next Club dooom promotions?

There are 3 different ways to find out more:

Why am I not recieveing any invitations of Club dooom's promotions?

As a member of Club dooom, we will let you know everything about all our promotions wich are most suited to your preferences.

If you don't recieve any invitation, it might be because your preferences are too restrictive or perhaps you are looking for an accommodation that is located in an unfrequent area.

Remember that you can change your housing preferences at any time by entering in the section "Preferences" that you will find in your personal zone once you have Logged in.

What happens if I am interested in one of the past promotions?

You can notify us by clicking the button "More information" you will find under the images and we will contact you as soon as possible.

Invite and win: win money by helping your friends

How does the section "Invite and win!" work?

Invite and Win it is a way to make ourselves known to other people where everybody wins.

Your task will be to spread the word about us among your friends by inviting them to dooom. If they end up buying a home, you will be rewarded for giving us the opportunity to be known. On one hand, you will be helping your friend to find a new home, and on the other hand, you are helping us to sell a home. It's logic that we should thank you somehow, right?

How can I invite my friends?

To invite your friends you will have to share the link that you will find in the section "Invite and win" inside your personal zone.

You can also share it to Facebook, Twitter and also copy-paste the link and send it by e-mail.

This link has all the information we need to recognise that if they register in dooom, it's due to your sharing.

Anyone who registers in our web through your link during the first 2-3 days after having recieved your e-mail, will be saved as your friends, eventhough if also other people invited them later.

How will I know if someone I invited to dooom is buying a house with you?

It's easy! Frist of all, probably your friend will tell you, but if not, we will contact you in order to know which method of payment do you prefer.

When will I earn my reward?

You will earn your reward a few days after the property has been sold or after we charge our fee income, whatever is first.

What do I have to do if I want to sell my property with dooom?

It's easy. Just fill one of the forms you will find on the Do you want to sell? page. You will find there two forms. Fill in one or another depending on whether you are a professional or a particular. Once we recieve the information, we will contact you to proceed to the following actions (visiting the property, valuation, sales order, etc.)

What services do you offer me as a potential seller?

We can offer you anything you need. We can help you with all the retailing management, starting with an initial non-biding valuation, and also advise and accompany you in all the stages of the purchasing contract.

We will also offer you our professional services such as a photographer, an Energy Performance Certificate, etc, so you don't have to worry about anything.

What sales guarantee do you give me?

We don't know for certain that your house is going to be sold. But we guarantee full transparency and professionalism during all the sales management, from upstream to the final sale. You will also have a personal advisor to answer any questions you may have during all the selling process.

What is a sales order?

It is a document that has to be signed by the developer and the owner of the property. In this document, the owner allows the developer to sell the property in exchange of a fee.

There are several types of sales order, which depends on the property's exclusivity.

Do you accept any assignment for sale?

No, we don't want to fray at the edges so we only accept realistic assignments that will probably succeed.

We don't want to waste your time (neither ours), so that's why we study every single sale proposal. If we can't find a competitive price, we will probably won't accept the assignment.

How can I know the actual housing market's price?

We will arrange everything for you. First, we will valuate your asset (not appraisal value), and then we will propose you a suitable price according to our actual market.

After our evaluation has been done, we can sit down and talk about the likelihood of selling your home according to your expectations and needs.

What expenses will I have?

Until we find a buyer and the negotiation is to become a reality, you won't have any expenses with us.

If you need our professional photography service or an Energy Performance Certificate (required to sell your home), some of our contributors can help you.

You are obligated to pay some taxes, duties and expenses once the purchasing contract is formalized:

  • Notary Cost of the original deed of sale. The buyer must bear the cost of the original deed of sale and subsequent, of all their copies.
  • Municipal Capital gain (or tax on the increase in value of urban land). It depends on the value of the property, the years since the last transmission, municipality, etc... If you want to know the exact amount, you must go to the corresponding Town Hall, with the following information: name, surname, ID card holder, date of acquisition of the property and estimated date of sale.
  • If when you are selling your home there are any kind of charges (mortgage, forcible, possession), the cancellation of theese correspond to the seller..
  • The property tax (IBI) for the year in which the sale occurs (even the sale is made on January 1).
  • The property tax for an increase in the heritage that must be paid to the Treasury, only if you have made a profit obtained from the diference value it had when the property was purchased, and the value it had when sold. There is a case of exemption, only when considered property for residence, and if you are going to reinvest in another house within a maximum of two years.

Which documents do I need to sell my property?

At the time of signing the purchase of the property, you must provide the following documentation:

  • Original identity card.
  • Original Deed or title of the property.
  • If the property is registered in name of a company, powers of attorney of the society.
  • Last receipt of IBI (Property Tax).
  • Last receipts paid the mortgage or deed of settlement of its cancellation.
  • Housing plan, (if you have it).
  • A certification that demonstrates the current EU payments (you can issue the administrator of the property or the President of the property community.
  • A certificate of outstanding pours in of the property community.
  • Statutes of the property community.
  • The last receipts of water supply, gas and electricity.

What is an Energy Performance Certificate (EPC)? Why is it necessary to sell my property?

An EPC (Energy Performance Certificate) is a document which shows hoy energy efficient your home is displayed as a rating form A to G. This certificate, in Spain, gives the property a standard energy carbon emission efficiency grade from A to G, where A is the most efficient and G the least.

After 1st of June, every domestic property for sale or long term rents, must have by law, this certificate because if not, owners can be fined between 600 and 3000 euros. This certificate lasts for 10 years.

Only certified and registered assessors are able to issue the Energy Performance Certificate in Spain.

Useful information to buy a house in Spain

What do I need to buy a property in Spain?

Purchasing a property in Spain by a foreign nonresident is a fairly simple process but requires a few steps before starting the purchasing process.

You must have a NIE (Foreigner Identification Number). It is a personal and non-transferable document that allows you to have permission to stay in Spain. Must be included in all documents issued or processed, therefore, is necessary to make any kind of economic transaction in this country, such as to open a bank account, to buy a house, etc.

This process normally takes between 2-5 weeks, and pick it up in person is mandatory. To apply you will need the following documents: the official application document, original and photocopy of identity card or passport, documentation of the reasons for requesting card and identity photograph.

  • It can be ordered from Spain by going to a foreign office department or a police station.
  • It can be ordered from the Country of origin, by applying through the Embassy or Spanish Consulate.
  • For citizens who do not belong to the European Union is required to obtain a residence visa from the Spanish Consulate in the country of origin, which is due to present in Spain when making the request.

Once requested and obtained the NIE, you can start the process of buying the house with the same standards, rules and prices that any Spanish citizen.

It is not mandatory, although it is advisable, to have a bank account in Spain, though all taxes and expenses associated with the purchase of a property (IVA in case of new properties, ITP if second hand properties, notary fees, management and registration and property tax, as also garbage fees) must be paid in Spain, and having a bank account in this country will facilitate all the process.

Can I obtain a residence permit if I buy a house in Spain?

Yes. Foreign investors coming to Spain with an investment of 500,000 € in house properties will be entitled to a residence permit, subjected to the investment made, which must be maintained for at least five years.

During these five years, the investor will obtain a not-permanent residence permit. The first year will obtain a provisional visa, for then obtain a temporary residence permit for two years, renewable for another 2 years. After 5 years, the investor will get permanent residence permit.

The residence permit will only rig to avoid having to renew every 90 days, so do not imply work permit, or entitlement to social benefits or health.

According to the Ministry of Economy and Competitiveness in Spain, this measure is used to equate Spain with other countries such as France, UK, Portugal and the U.S., while it will also attract talent and capital from abroad. This measure has been very effective in countries which have already implemented these procedures.

Can I afford any property?

If you're going to need a mortgage to afford a house property, you face two issues:
  • What can we pay monthly? To get an idea of the share guidance you can pay monthly, add up all your annual net income and divide it by 12. As a rule, you should not be allocated to the purchase of house property more than 35% of your net monthly income, maximum 40% if have enough savings for other expenses or incidentals.
  • How much savings you need to input the mortgage? Do you need to have money saved to meet entry and expenses and taxes incurred in the purchase of a house property and for the opening of the mortgage? You should be aware that financial institutions currently finance up to 80% of the appraised value of the house property. If the property belongs to the same bank, you may be able to find a 100% mortgage. If not, you'll have to spend a good portion of your savings to pay the remaining 20% of the appraised value of the property. We also need to add between 10% and 12% of the appraised value of property costs and taxes arising from the sale and the creation of the mortgage discussed in the previous section.

Which are the costs associated to buy a house in Spain?

Assuming that the purchase of housing, is done with the help of bank financing (at least in part), you have to add between 10% and 12% to the amount of the loan entrance -on the value of the house deed- to deal with taxes and expenses of the sale and the constitution of the mortgage.

Expenses associated with the mortgage:
  • Valuation: The financial institution requires it to certify the actual value of the property you want to buy. The price ranges between 0.8 and 1.0 per thousand of the value of housing. The bank must give you a copy of the appraisal report if the loan gets formalized, if not, must deliver the original one, though is valid for six months.
  • Opening Commission implemented by the financial institution when applying for the loan; about 0.5%.
  • Stamp Duty tax (IAJD) is a tax on subscriptions of attorney documents and the value. It may vary depending in the regions, and can be seen around the 0.5% of the mortgage liability (which is the adding of all concepts which are secured by the mortgage; borrowed capital, ordinary and default interest, court costs, expenses, etc...).
  • Notary: The expenditure incurred by the mortgage deed. Typically range between 0.1% and 0.5% of the loan amount.
  • Property Registry: Fees charged when registering the mortgage in the Registry. Usually does not exceed 0.2% of the value of the mortgage.
  • Agency: who will take care of making the necessary arrangements in the legal terms of the costs and fees of the mortgage and arrange for the registration of the same. It can represent between 150 € and 300 €.
  • Insurance: It is compulsory home insurance. Normally also entities force to formalize the life insurance holders and payment protection insurance to cover over in case of unemployment.
Expenses associated with the property sale:
  • Value Added Tax (IVA): You only pay for it in transmission of new homes; a 7%. For resale properties, you do not have to pay IVA; instead you have to pay the Tax on Patrimonial Transfers.
  • Tax on Patrimonial Transfers (ITP): This tax is only applied in house sales of second transmission or subsequent transfer, and the tax is in the 6% or 7%, depending on region.
  • Stamp Duty tax (IAJD) tax applied on notarial or attorney documents. We had seen it before for the mortgage. In this case applied to the title deed itself and the rate is about 0.5% over the title deed value, depending also on the region.
  • Notary: You should complete the formalities of mortgage and sale in the same title deed and not paying for the two separate concepts. For the sale, between 0.1% and 0.5% of the title deed value.
  • Property Registry: In the case of the sale we have 2 payments. Registered Note (30 Euros) used to verify the ownership of the property and possible loads on housing in unpaid taxes, mortgages associates, etc.. And the payment to the registrar for his role checking the legality of writing and including it in the Registry of Property. Usually does not exceed 0.2% of the property value.
  • Agency: Between 150 € and 300 €, as administrative agent fees which deals with the procedures for liquidating expenses and taxes for the purchase and enroll in the registry of the transaction.

Which are the steps I should check before buying a property?

Once you have decided to buy a particular house, after visiting and check the state of it (if it is a second-hand housing, you should perform the check accompanied by an architect or rigger). We need to perform several checks on housing laws, and to ensure that it has no loans, resulting free of charges and with no outstanding debts.

  • In the Real Estate Property Registry: Check who has beneficial ownership of the property. The person named in the Real Estate Property Registry is the only one who can sell the flat, if not stated limitations of their rights as owner. Check if you have outstanding financial charges (if mortgaged or foreclosed).
  • In the Town Hall: Check urban classification to see if there is any plan projected that may affect the property. You also have to ask the owner for the last receipts of IBI (property tax) to verify that you are current on payments. In the case of purchasing a second-hand housing, the Town Hall can find out whether the owner is current in payment of IBI.
  • With the president of the Community of Owners or the property administrator that manages it, you should confirm that it is current in payments of dues, if you anticipate any work or major expense approved by the owners, as also the amount of monthly expenditure and the share it corresponds. It is worth checking that the house is really empty and there is no lease or occupancy situation that hinders its use.
Also, in the case of new homes or under construction, it is recommended:
  • Check that administrative licensing of homes under construction is current.
  • Consult the technical project and bear in mind the dates of end and delivery of housing.
  • Besides the square meters build, it is important to know the inside usable area (surface of the interior spaces, which have a minimum height of 2.5 meters. Excluding the surface of the terraces or occupied by the vertical structural elements. If the home has more than one floor, the interior staircase surface is considered surface).
  • If the house is new, is entitled to examine the plans and building specifications.
  • If purchasing plan properties, specify as much detail as possible, what types of materials or products are used in the construction and insist on having a list of features that will guide whether the execution of the work is extended in time and if there are changes in the materials which are going to be installed.
