An EPC (Energy Performance Certificate) is a document which shows hoy energy efficient your home is displayed as a rating form A to G. This certificate, in Spain, gives the property a standard energy carbon emission efficiency grade from A to G, where A is the most efficient and G the least.
After 1st of June, every domestic property for sale or long term rents, must have by law, this certificate because if not, owners can be fined between 600 and 3000 euros. This certificate lasts for 10 years.
Only certified and registered assessors are able to issue the Energy Performance Certificate in Spain.

Purchasing a property in Spain by a foreign nonresident is a fairly simple process but requires a few steps before starting the purchasing process.
You must have a NIE (Foreigner Identification Number). It is a personal and non-transferable document that allows you to have permission to stay in Spain. Must be included in all documents issued or processed, therefore, is necessary to make any kind of economic transaction in this country, such as to open a bank account, to buy a house, etc.
This process normally takes between 2-5 weeks, and pick it up in person is mandatory. To apply you will need the following documents: the official application document, original and photocopy of identity card or passport, documentation of the reasons for requesting card and identity photograph.
Once requested and obtained the NIE, you can start the process of buying the house with the same standards, rules and prices that any Spanish citizen.
It is not mandatory, although it is advisable, to have a bank account in Spain, though all taxes and expenses associated with the purchase of a property (IVA in case of new properties, ITP if second hand properties, notary fees, management and registration and property tax, as also garbage fees) must be paid in Spain, and having a bank account in this country will facilitate all the process.
Yes. Foreign investors coming to Spain with an investment of 500,000 € in house properties will be entitled to a residence permit, subjected to the investment made, which must be maintained for at least five years.
During these five years, the investor will obtain a not-permanent residence permit. The first year will obtain a provisional visa, for then obtain a temporary residence permit for two years, renewable for another 2 years. After 5 years, the investor will get permanent residence permit.
The residence permit will only rig to avoid having to renew every 90 days, so do not imply work permit, or entitlement to social benefits or health.
